The real estate and logistics sector is experiencing a period of expansion as a result of the huge growth of e-commerce as a consequence of the pandemic and the change in consumer habits. The proliferation of e-commerce, the need to transform distribution models to meet the speed demanded by customers, the increased interest of investors in the industrial and logistics market or the growing importance of sustainable transport explain the great moment of real estate and logistics in our country.
Warehouses, platforms and industrial parks are growing in almost every corner of Spain. Last year, an investment volume of around 2.2 billion euros was reached, which represented an increase of 53% over the volume recorded in 2020, according to the consulting firm CBRE. Investors are looking at this real estate sector over others, such as offices, commercial spaces or residential buildings, which has starred in the reality of the sector in recent decades.
The growth of e-commerce has made it impossible for many brands to grow and make their business profitable without the help of a logistics provider to meet the great challenge of today's commerce: to respond quickly and with a quality service to the demands of consumers. In this context, location is a key factor in the efficiency of the logistics chain.
Madrid and Barcelona are the two major real estate and logistics hubs, but other cities such as Valencia and Zaragoza, to cite two examples, are also showing a great deal of dynamism. Other medium-sized and smaller cities are also seeing how logistics platforms can become an alternative to relaunch their economies, create economic activity and generate employment.
The great challenge is the availability of land. For this reason, some projects already foresee vertical growth, a solution that not only guarantees the expansion of the sector but also responds to the challenges of sustainability. Growing vertically is the right solution to meet the need for logistics space while addressing the shortage of land close to urban centers.
